About South Austin’s Housing Stock

South and Southwest Austin began a major period of residential growth in the late 1980s and 1990s. Development of Circle C Ranch began in the early 1980s, with its first homes following later that decade, and the region has continued growing ever since. Oak Hill's population more than doubled during the 1990s as new roads and neighborhoods transformed what had once been the outskirts of Austin.

Before that growth, neighborhoods such as Granada Hills and Convict Hill offered a much more rural Hill Country setting. In Bluebonnet's experience, much of the established housing from this period consists of ranch-style, slab-on-grade suburban homes, often with Austin limestone, brick, or a mix of the two. As development accelerated, communities such as Circle C brought larger two-story brick and limestone homes and a more modern master-planned style of development.

Today, those established neighborhoods sit alongside newer subdivisions and continuing development toward the edges of the city, giving South Austin a housing stock that reflects its transition from Hill Country outskirts to one of Austin's major residential areas.

What Does That Mean For Your HVAC System

Many of the homes built during South Austin's major growth in the late 1980s and 1990s are now several decades old. The HVAC equipment may have been replaced once or more over the years, while ductwork and other parts of the original infrastructure may still be in service.

That's particularly important in our hot Austin attics. Older flexible ductwork may have plastic or vinyl outer jackets that become brittle, crack, or begin falling apart with age and heat exposure. Connections, insulation, and airflow can also deteriorate or develop problems over time, so replacing the equipment doesn't necessarily mean the entire HVAC system is starting fresh.
