North Austin has changed dramatically over the past several decades. Austin's growth pushed steadily north into communities that once felt well outside the city. Round Rock, for example, grew from fewer than 13,000 residents in 1980 to nearly 120,000 by 2020, while Williamson County grew by more than 44% between 2010 and 2020 alone.

“Growing up in Austin in the ’80s, I remember a trip to Round Rock being a long drive through Austin proper, followed by a bunch of cow fields before you finally got there. Now, you can get your favorite coffee just about anywhere along the way while you head north for Swedish furniture and meatballs,” recalls Vickey Kramer.


About North Austin’s Housing Stock


Communities that once felt well outside the city are now part of a nearly continuous stretch of development extending north through Cedar Park and Round Rock. That growth has left the area with an interesting mix of established neighborhoods, newer subdivisions, condos, and homes that have already been through several generations of HVAC equipment.
In Bluebonnet’s experience, most of the single-family homes we encounter in North Austin are built on slab foundations, although the area also includes condos and pockets of older pier-and-beam or crawl-space construction. Most of the homes we encounter were built after residential air conditioning had become commonplace, so central heating and cooling were generally part of the house rather than something added decades later.
But North Austin’s rapid growth also means its homes represent many different eras of construction. Building tightness, insulation, equipment age, duct design, and duct condition can vary considerably from one neighborhood—or even one house—to another. Older homes may also have been renovated, expanded, weatherized, or otherwise changed substantially since their original HVAC systems were designed.
What Does That Mean For Your HVAC System
The surge of development across North Austin in the 1990s and 2000s means many of the area's homes are now more than 20 years old. In Bluebonnet's experience, the HVAC equipment in these homes may have been replaced once—or even several times—while the original duct system often remains in place.
Ductwork is particularly worth paying attention to as homes age. Some older flexible duct systems used vinyl or plastic outer vapor barriers that can become brittle, crack, or visibly deteriorate after years in a hot Austin attic. Even when deterioration isn't obvious, older duct systems may have damaged insulation, leaking connections, restrictions, or airflow problems that affect how well newer equipment performs.
Renovations can change the equation too. New windows, insulation, air sealing, additions, or other improvements can change a home's heating and cooling needs from what they were when an older system was selected. When comfort or performance problems don't make sense from looking at the equipment alone, sometimes the house around the HVAC system is the part that changed.
